The Venue

The estate is offered as a set of spaces that are combined to suit an event. Some are outdoor areas; others are optional add-ons that are requested and reviewed on their own.

Lawn and lakefront

The open lawn runs from the residence toward the water, framed by mature oaks. It is the primary setting for ceremonies and for seated outdoor events.

Suitable uses: Ceremonies · Seated dinners under approved tenting · Receptions · Photography and video
Access: Included within selected, expanded or full outdoor-property use, depending on the approved footprint.
Amenities: Mature shade · Lake outlook · Level open ground
Requires review: Tents and temporary structures require prior written approval.
Staking into the lawn is not presumed to be permitted; anchoring is reviewed for each installation.

Pool terrace

A paved terrace surrounds the pool and spa, with room for standing receptions, bars and lounge seating.

Suitable uses: Cocktail receptions · Lounge seating · Bar service under approved vendors
Access: Available as part of the terrace and patio footprint.
Amenities: Paved level surface · Lounge seating · Adjoining patio
Requires review: Use of the pool and spa requires separate written approval for every event, and is never included merely because outdoor spaces are rented.
Alcohol service on the terrace requires approval and a licensed, insured bartender or caterer.

Patio

A sheltered patio adjoining the terrace, useful for dining, service stations, or a covered fallback in Florida weather.

Suitable uses: Dining · Catering service stations · Covered gathering space
Access: Available as part of the terrace and patio footprint.
Amenities: Shelter · Direct terrace access
Requires review: Open flame, propane and specialty cooking equipment require separate review.

Main house

Separate add-on

The historic residence is available only as a separate optional add-on. It may be requested by any event type, and every request is reviewed manually.

Suitable uses: Limited interior access where approved · Getting-ready spaces where approved
Access: Requested separately. Never included automatically, including with full outdoor-property use. Public availability cannot be assumed.
Requires review: Every main-house request requires manual review and written approval.
Additional planning and security requirements apply to approved main-house access.

Guest apartment

Separate add-on

The private guest apartment may be requested as an overnight-accommodation add-on. Overnight use is distinct from event activity in the apartment.

Suitable uses: Overnight accommodation, where approved
Access: Requested separately, subject to its own availability and approval. Not automatically included with any event.
Requires review: Event activity in the apartment is a separate request from overnight use.

Main-house kitchen

Separate add-on

The main-house kitchen is a separate catering add-on. It is not included with catering approval and not included with main-house access.

Suitable uses: Caterer staging and finishing, where approved
Access: Requested separately and reviewed on its own.
Requires review: Onsite cooking, open flame, propane, food trucks or specialty equipment require review.
Catering vendors must be licensed and insured, and approved by Berry House.

How spaces are approved

Berry House combines spaces to suit an event rather than renting fixed rooms. Add-ons are requested individually and reviewed individually. Nothing on this page is an offer or a confirmation of availability.
