Caring for Berry House

Treat the house as you would a friend's home. Shoes off inside if you like, drinks on coasters, wet swimwear left on the deck rail rather than the furniture.

Check-in is from 3 PM and checkout is at 11 AM. If your travel makes either awkward, ask — we will do what we can.

Quiet hours

Quiet hours run from 10 PM to 8 AM. Evenings on the patio are very welcome; we simply ask that music and voices stay low once the neighborhood has settled.

Smoking

The apartment and all interior spaces are smoke- and vape-free, and we ask that no smoking of any kind takes place on the property.

Guest limits

The apartment is reserved for the guests named on your booking. Day visitors are fine in ones and twos — just let us know beforehand so nobody is surprised on the patio.

Events & gatherings

Parties and events are not part of a normal stay. If you are marking an occasion, we would love to hear about it — Berry House hosts a small number of private gatherings each year, arranged in advance.

Respecting neighbors

One parking space in front of the garage is yours; any additional cars are best left on the street without blocking driveways. The lake side of the property is shared with neighbors, so evenings out there stay gentle.

Damage or maintenance

Things happen in every house. Tell us as soon as you notice — a message about a chipped glass or a stiff door is never a problem, and it lets us put it right before the next guest arrives.

If something needs attention urgently, message us rather than waiting; we live on the property and can usually be there in minutes.

Safety

There are exterior cameras covering the driveway and shared outdoor approaches, for everyone's security. There are none inside the apartment or trained on the pool terrace.

The pool and spa have no lifeguard, so children need an adult with them at all times, and the slide has its own short list of rules on the Pool & Spa page.

In an emergency call 911 first, then message us so we can meet you at the gate.
